How can I get the best price for my French property?

Now that you are ready to put your property up for sale you have a few things to consider before you consult a Real Estate agent and start the process. Price and presentation are major factors so you need to have an idea what price you would like to get for your property. It might be an idea to find out what is for sale in your area and what the asking price is. Then you will have a basis to work on. Then you will need to start getting your property ready for selling and there are a few really simple things you can do to make a difference.

  • First impressions are very important.  Make sure that your property is attractive, a coat of fresh paint on the front door, a neat and attractive garden, an inviting front path etc.
  • Complete all minor repairs.
  • If you do not use the property on a regular basis, make sure that you have opened all windows to air out the rooms for a few days before showing it. A musty smell is off putting.
  • Do a thorough spring clean of the whole house. Clean all windows (all the better to see the view.) wash down walls and paintwork, make sure you have got rid of any cobwebs lurking in corners, touch up any rough areas.
  • Get rid of any junk that you have been hoarding, now is the time to de-clutter.
  • Pack away personal items such as photos etc. Your prospective buyer will need to visualise the property as his.
  • Keep colours subtle and neutral, maybe your favourite colour for your bedroom is bright red, but others have different tastes! A nice natural colour scheme is universally appealing.
  • If you have an evening viewing, make sure that the lighting is cosy and warm, bright central lights tend to glare, strategically placed lamps give off an appealing glow.
  • If you have pets, make sure that they are elsewhere for the showing. People associate smells with pets even if there aren’t any.

    We are thinking of selling our apartment in 74200 Thonon-Les-Bains. 3beds/2.1/2 baths. 82m2 Terrace. Panoramic 180 deg view over Lake Geneva. Cave space 20m square, interior double garage independent. 250m from town centre & port of Thonon. Very quiet location. Thank you, Keith Woodyatt

  3. We want to sell our three bed, completely renovated, former farm house with various barns and out houses. In the Limogue (Vienne) region of France. Our children and grandchildren no longer use the house and as we are both in our seventies, we find the journey to the house a bit wearing.
    It has been on the market with an estate agent in Rochouart, for about a year,but nothing seems to be happening. Can you offer any advice?.
